Move-in Checklist

First Month's Rent & Security Deposit

You'll need to pay your first month's rent and your security deposit at the lease signing. Please confirm these amounts with our team in advance.

Move-in Date & Inspection

We will schedule your move-in date at the lease signing; we will also provide all necessary information about the first inspection at that time.

Utilities

Utility accounts must be placed in your name immediately following the lease signing. You must keep your accounts current throughout the duration of your lease.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? You'll need to provide us with written notice of intent to vacate the premises, in accordance with the terms of your lease. Remember, you are legally responsible for paying the rent through the end date of your lease.

Property Condition

Your property needs to be brought back to rent-ready condition before you return the keys. To do this, please take care of the following:

Rental Cleaning: Start by thoroughly cleaning each room. Begin with dusting surfaces, light fixtures, and ceiling fans. Wipe down walls, baseboards, windows, and blinds. In the kitchen, clean appliances inside and out, including the oven, stovetop, microwave, and refrigerator. Don’t forget to empty and disinfect cabinets and drawers. In the bathroom, scrub the tub, shower, sink, toilet, and any tile grout. Vacuum and mop all floors, ensuring carpets are stain-free. Finally, take out all trash and leave the home tidy.

Landscaping & Outdoor Areas: Leave the outside of your home neat and take care of any landscaping tasks once more before vacating; this may include mowing the lawn, replacing lightbulbs in fixtures, and raking fallen leaves.

Repairs: Please address any damage that occurred during your stay, including patching holes from nails and screws, replacing lightbulbs, and painting as needed. If more significant damage has occurred, please contact our team to find an amicable resolution.

Security Deposit

We will perform a final inspection after you move out; if we identify any new damage in the home, we will schedule repair visits. Costs for these visits will be deducted from your deposit. Any unpaid balances on your account will also be covered with the deposit. The remainder will be returned to you with an itemized statement.

Remember, your deposit cannot be used to cover your last month's rent. If you fail to pay your rent on time, the delinquency will be reported to the credit bureaus. If necessary, we will also pursue legal action.
